Eaton Square Townhouse

Thomas Cubitt laid out Eaton Square in 1828, and the houses on its north side have changed hands perhaps three times each since. This is a freehold, which on this square is scarce enough to be the headline before anything else is discussed.

The 2021 programme was largely invisible: full re-servicing, a discreet lift through all six storeys, and a lower-ground excavation for the pool and spa. Above ground, the listed fabric was left alone — the cornices, the shutters, the stair, and the first-floor drawing room proportions are all as Cubitt drew them.

Keyholder access to the private gardens transfers with the freehold. In practice this is the amenity that residents of the square value most and the one that visitors notice least.
