The Mercer Penthouse

A cast-iron warehouse from 1904, converted once in the 1970s and properly reconsidered in 2023. The current owner brought in a conservation architect before an interior designer, which is the correct order of operations for a building like this and is visible in every decision that followed.

The principal floor is a single 340sqm volume interrupted only by the original columns. At 4.4 metres, the ceiling is tall enough that the space reads as institutional rather than residential — the owner hangs large-format work here, and the proportions absorb it. Bedrooms are upstairs, deliberately smaller, deliberately quieter.

The terrace is the anomaly. Three hundred and ten square metres, mature planting, and an outlook that will not change: the surrounding roofline is landmarked in every direction that matters.
